Working with a Realtor

in a nutshell...

This form is an acknowledgement of the responsibilities of your Realtor. Realtors are required to be licensed by the province of Ontario, and are governed by the Real Estate Act (REBBA), which is administered by the Real Estate Council (RECO). As a Client, your Realtor is legally obliged to look after your best interests. You Realtor must do what is best for you and not disclose any of your confidential information. Your Realtor must strive to obtain and disclose all material information regarding the transaction that may affect your decision to buy or sell the property. The client's interest is the primary concern, however, your Realtor must also treat all parties to the transaction with honesty and integrity. If both the Buyer and Seller, (or Tenant and Landlord), are represented by the same brokerage for this transaction, then this must be disclosed by your Realtor at the earliest convenience, as both parties will initial an acknowledgement that they are aware of this multiple representation, and approve of it, on the Confirmation of Co-operation and Representation form. When in doubt, ask questions, and get answers in writing!

Through MLS®, the details of a wide variety of listed properties are made available to the REALTOR® you work with. That can save you a tremendous amount of time and effort in your pursuit for the right home.

REALTORS® are Skilled Negotiators

REALTORS® are experienced in arranging fair deals. Your Agent will assist in negotiating an offer, acting as a mediator to resolve potential conflicts between you and the seller, and draw up a legally binding agreement.

Honesty and Integrity

Most real estate professionals in Ontario are members of the Ontario Real Estate Association (OREA) and only members of OREA can call themselves REALTORS®. When you work with a REALTOR®, you can expect not only strict adherence to provincial laws, but also adherence to a Code of Ethics.
