Salt Water Pools in the GTA

Here's some tips based on personal experience if you are wondering about maintenance for a salt-water pool in the Cambridge and Guelph area...

Guelph house prices increase from last April

House prices increased from April 2019 to April 2020 in Guelph. Last spring the average price was $510,000, compared to over $540,000 this April. It's not the dramatic year-over-year jump that we saw in February, however it does shows the market is relatively stable considering the COVID effect.

Guelph house supply is low

From this graph we can see that the supply of houses for sale in Guelph continues to be quite low.

In April 2019 we averaged a 2.5 month supply of listings, and it is currently down to just 1.5 months.

Guelph home sales prices- strong start to 2020

The average price of homes in Guelph was up 12% in March from 2019.

$575,000 was the bar in 2020, compared to $510,000 for the same month last year.

(The number of houses sold in March 2020 was up 15% to 299 units, compared to the same month last year)

In spite of the virus situation, Guelph homes continued to sell well in March:

-prices were only down a few percent from a strong February,

-the number of houses sold was up a few percent,

We haven't seen inventory this low since the start of 2017, and we all know what happened to prices of Guelph real estate, and houses for sale in cambridge then! Housing supply is down 50% in Guelph, and there are 33% less homes for sale in Cambridge, than the same period in 2019.







Guelph market jumps 20%

As supply of Guelph houses for sale continues to be low, we have seen a sharp increase in prices this February.
